Specification, tender and contract administration
Once the survey has settled what the roof needs, the work still has to be specified, priced and delivered to that specification. We can take on any part of that, or all of it, from the first specification to the end of the defects period.
Specification
The system, build-up, details, fixings, falls and guarantee requirements, with drawings where they are needed and the design risk information the Construction (Design and Management) Regulations 2015 require.
Tender
We issue the specification to suitable contractors, deal with queries during the tender, and compare the returns on a like-for-like basis with a written recommendation. If you would like us to price the works ourselves, we do that against the same specification.
Contract administration
We administer the contract on your behalf, commonly under a JCT form suited to the size of the job: site inspections, instructions and variations, valuations and payment certificates, practical completion, the defects period and the manufacturer's guarantee paperwork. Variations and delay claims are assessed against what the contract actually says.
Fees
Agreed before we start: a fixed fee for specification and tender, and either a fixed fee or a percentage of the contract sum for contract administration.
Arrange a survey
Tell us the building and what prompted the call. We will confirm the survey fee and a date in writing.
