Pre-purchase and pre-lease roof reports
Before you buy or take a lease on a commercial or industrial building, the roof can carry costs large enough to change the deal. A roof report gives you its condition, its likely remaining life and budget costs for the work it will need, in time to negotiate the price or the terms of the lease.
What the report covers
- Roof construction, covering type and approximate age.
- Condition of the covering, laps, fixings, gutters, rooflights and drainage.
- Where a roof is likely to be asbestos cement, what that means for maintenance, overcladding or removal, and what sampling would be needed to confirm it.
- Budget costs for the work needed now and over the next few years.
Timing
We agree the inspection date and report deadline with you at instruction so the report arrives before it is needed in the transaction.
Taking a lease
For a new lease, the same inspection can form the basis of a schedule of condition to annex to the lease, limiting what you are asked to put right when you leave.
Arrange a survey
Tell us the building and what prompted the call. We will confirm the survey fee and a date in writing.
