Industrial roofing contractors for cold storage
Industrial roofing contractors for cold storage. Nova surveys, repairs and replaces the roofs over chilled and frozen storage across the UK. Large spans, live operations, and no room for error. The honest answer. Survey first. Then quote. You cannot diagnose a roof from the ground.
Cold storage and the cold chain. A cold store roof is not a normal industrial roof. The building runs cold all year, so any warm moist air that reaches the cold structure condenses, and on frozen stores it turns to ice. Panel systems, hygiene regimes and the cost of downtime shape every decision. We plan roof work around your operation, because stock at temperature cannot wait.
Industrial roofing for cold storage, in two minutes
Why a cold store roof is different
On an ambient warehouse, condensation forms when warm indoor air meets a cold roof. On a cold store the physics reverse. The structure itself is the cold surface, so warm moist air from outside, from loading docks, or from plant rooms condenses wherever it reaches the envelope. On frozen stores that moisture becomes ice. Ice inside a roof build up crushes insulation performance, loads joints and fixings, and ends up on floors where people and forklifts work. Air tightness at panel joints, penetrations and roof to wall junctions matters as much as the weathering skin itself.
Refrigeration is also the economic centre of the building. Compressors run twenty four hours a day and typically account for well over half of a cold store’s electricity use. Every weakness in the roof envelope is paid for continuously through the plant. A roof problem on a cold store is never just a leak. It is an energy bill, a hygiene risk and a continuity risk at the same time.
Panel systems and modern cold store roofs
Most purpose built cold stores use insulated panel systems, either as the roof itself or as an internal envelope beneath a weathering roof. These systems live or die at their joints. We inspect panel junctions, sealant lines, fixings and penetrations for the early signs of air leakage and moisture tracking, and we survey the weathering skin above internal envelopes that nobody has looked at for years. Where a ceiling void exists between the cold envelope and the outer roof, it needs inspecting from above and within. That void is where problems hide.
Asbestos cement roofs on older cold stores
Plenty of the UK’s cold storage still operates under buildings first roofed between the 1950s and 1980s, and many of those roofs are asbestos cement. Asbestos cement becomes brittle and porous with age. On a cold store the consequences are sharper than on a dry ambient shed, because moisture ingress reaches an envelope that is working hard and a hygiene regime that has no tolerance for contamination. Removal and replacement of bonded asbestos cement sheet is non licensed work when done correctly. Sheets are lifted whole, disposed of through licensed facilities, and a modern insulated roof goes back on. We manage the whole sequence, and we plan it around your operation so stock stays at temperature.
Metal and composite roofs, and cut edge corrosion
Metal and composite cold store roofs from the 1990s and 2000s bring their own pattern of failure. Cut edge corrosion at sheet ends and laps, loose fixings, tired coatings and failed rooflights are all survey findings we see repeatedly. Caught early, cut edge corrosion is treated and the roof carries on. Left too long, it becomes a full replacement, and on a cold store a full replacement is a major operational event. The survey decides which path you are on. Evidence, not guesswork.
Survey first. Then quote.
You cannot diagnose a roof from the ground, and on a cold store you cannot diagnose it from inside either, because the envelope hides its problems. Nova surveys from the roof and by drone. You get one report with costed options and a clear recommendation, including where doing less is the right answer. No obligation, and no pressure to proceed.
Solar on cold storage: the strongest economics in the sector
Cold storage is the best rooftop solar case in UK industry. The load is constant, so self consumption is exceptionally high. Demand peaks in summer heat exactly when generation peaks. The roofs are large, flat and unobstructed. Operators routinely offset a major share of refrigeration load and stabilise their exposure to electricity prices for decades. If your roof needs work anyway, sequencing replacement and solar together is materially cheaper than doing them separately, and the survey tells you whether the structure and covering are solar ready. Before any solar array goes on, we can survey the roof for solar readiness and put right what it needs.
Land Remediation Relief
Where asbestos removal forms part of the works, Land Remediation Relief can apply, offering corporation tax relief on qualifying remediation costs. Ask your accountant, and ask us for the documentation they will need.
Frequently asked questions
Can you replace a cold store roof while it stays operational?
Usually yes, with phased working, temporary weather protection and a plan agreed around your loading and defrost cycles. The survey establishes what is feasible for your building.
Why is ice forming in our cold store?
Ice means warm moist air is reaching cold surfaces, usually through failed joints, penetrations or damaged vapour control. It is an envelope problem and it worsens until the leak path is found and sealed.
Our cold store has an asbestos cement roof. Do we have to remove it?
Not necessarily. Condition decides it, not age. A survey establishes whether managed retention, repair or removal and replacement is the right call, and what each costs.
Will roof work contaminate stored product?
Work is planned with your hygiene regime, with containment, clean zones and agreed access routes. Nothing starts until the method is signed off with your quality team.
Is our cold store roof suitable for solar?
Most are, and the economics are the strongest in UK industry because refrigeration runs constantly. The survey confirms structural capacity and covering condition before any array is designed.
There is ice on our cold store ceiling panels. Is it dangerous?
Treat it seriously. Ice bound insulation panels can lose structural strength, and cold store ceilings should be presumed fragile until proven otherwise. Nobody should access the ceiling or roof void until its condition is established. A survey from above and within the void identifies the moisture path and the state of the panels without loading them.
